Frequently Asked Questions
This page answers the most common questions asked by buyers, sellers, and investors
engaging with Gupta & Sen, India’s leading luxury residential real estate advisors.
What does Gupta & Sen specialise in?
Gupta & Sen specialises exclusively in premium and luxury residential real estate.
This includes sea-facing apartments, penthouses, duplexes, villas, bungalows,
landmark buildings, and marquee addresses across Mumbai.
What price range of properties do you handle?
We typically represent residential properties valued at ₹10 Cr and above.
This allows us to maintain a focused buyer base and provide specialised attention
required at the luxury end of the market.
How do I list my property with Gupta & Sen?
You may share basic details such as location, size, configuration, parking,
and expected price. Once reviewed, a senior partner will personally assess
whether the property aligns with our buyer demand and marketing strategy.
Can my property be sold discreetly without public listings?
Yes. We regularly handle confidential and off-market sales for high-profile owners.
Properties are shared selectively with pre-qualified buyers from our internal network.
Please note that confidentiality may extend the sale timeline.
How long does it usually take to sell a luxury property?
Sale timelines depend on pricing, uniqueness, and market conditions.
Well-priced, desirable properties may transact within weeks,
while others may take a few months. No fixed timelines are guaranteed.
Do you represent buyers as well as sellers?
Yes. We advise both buyers and sellers.
Our role is consultative — helping buyers identify properties
that align with their lifestyle, investment goals, and long-term plans.
Do buyers pay brokerage for under-construction properties?
No. Buyers pay zero brokerage for under-construction or developer-led projects.
Our compensation in such cases is paid directly by the developer.
Do you work with NRI and overseas clients?
Yes. A significant portion of our clientele consists of NRIs and overseas Indians.
We manage viewings, negotiations, coordination, and updates remotely
while maintaining full transparency throughout the process.
Can transactions be completed without me being in India?
In most cases, yes. With proper authorisations and documentation,
transactions can be managed remotely with professional legal support.
What brokerage does Gupta & Sen charge?
Brokerage for resale residential properties typically ranges between 1% and 2%
of the transaction value, depending on the scope and complexity of the assignment.
When is brokerage payable?
Brokerage is payable upon successful completion of the transaction,
with exact milestones agreed upon at the start of the engagement.
Do you assist beyond the transaction closing?
Yes. We assist with handover coordination, possession formalities,
and general guidance post-transaction wherever required.
